Ensuring A Hassle Free Vacate

As you would expect to enter a new property with a high cleaning standard, we too expect the property to be left with that same high standard, obviously taking into consideration the Entry Condition Report less fair wear & tear.

More often than not, tenants may be required to return to the property after vacating to attend to outstanding cleaning items or repairs. This inconvenience wastes valuable time for both the Property Manager and the tenant, and unnecessarily delays them receiving their bond refund.

We strongly suggest employing professional cleaners who can complete the work, that would normally take days, in just hours. Saving tenants both time and energy that could be put towards getting settled at their new home!

Exit Report

Exit Condition Reports must be completed and handed in with the keys. Our agency will be completing our section of the form at the vacate inspection. Your participation in completing your section of the form would be appreciated and also required under the Residential Tenancies Act.


All keys are to be returned to our office by 5pm. Rent will be charged until all keys are returned.

Rent Payments

Please ensure all rent is paid,  bond money is not to be utilised as rent. It is your responsibility to cancel direct debits.

Carpet Cleaning 

Carpets are to be cleaned by a registered company prior to handing the keys into our office. We require the company’s receipt as proof of the work performed.

Flea Fumigation 

If you have had a pet at the premises you are required to have the premises fumigated for fleas inside and outside. We require a professional company’s receipt as proof of the work performed.

Forwarding Address

It is a requirement under the Residential Tenancies Act to supply us with the forwarding address and phone number when vacating.

Cleaning Checklist

Our Bond Cleaning Checklist outlines items you will need to attend to, prior to vacating the property. Non-attendance to the items may affect your bond refund. Please complete this checklist and hand in with the keys.

Reference Details

We will be holding on to all your particulars from renting through us in the event an agent/ lessor requires a reference in the future that has been authorised by you.

Bond Refund 

After the keys are handed in we will carry out a final inspection of the property within 3 business days, we will contact you if there are any problems. The bond will be refunded within 14 days after vacating less any agreed deductions if applicable.

Breaking Your Lease

Should you, the tenant, request to terminate your lease agreement early you must notify Ray White Buderim in writing as soon as possible to help us mitigate your loss. You will need to complete and return some forms outlining the costs involved with ending the agreement early. Please contact your Property Manager so we can supply you with information to help you.

Should you wish to end your tenancy upon completion of your lease term, you may do so by providing a completed Form 13- Notice of Intention to Leave to Ray White Buderim, giving 14 days notice prior to the End Date of your Tenancy Agreement. You will then receive a vacate information pack from your Property Manager.
